I had a tenant who lived in one of my properties for almost a year. Although she had paid her rent up through November, it has been difficult commmunicating with her.

Whenever I called her, she or someone would alway hang up. When she would call me to come by to pick up the rent, I would go to her home, unlock the side door and pickup an envelope off the table that contained the rent check.

Her lease ends around the end of January. She was almost a month late for her November rent and by the time she wanted to pay her rent for November, it was after Christmas. By this time, she was almost late for her December. I decided to file an eviction against her.

Well, we are close to the end of the eviction process. The actual eviction should take place sometime next week. I went by the property. She has already moved out of the house.

My point is, when she first applied to move into the home, I had bad vibes about her, but because this was my first property and the first time renting to someone, I put aside my instincts and went on ahead and signed her up as my tenant and now I am paying for it.

Thus, the moral of the story is that no matter what your current situation is, bad or good, always trust your instincts. You instincts are there to protect you from bad things. Therefore, you should listen to your instincts.

Lawren,

1st of all, I would like to commend you for taking
that tenant up even though you had bad vibes about
her. It shows your empathy and that you are willing
to give people a chance.

Sometimes all someone need is a chance to reform.
Well, in this case the tenant had stayed the same
but you could probably have avoided the situation
if you collected at least 3 months deposit knowing
what you know about the particular tenant.

I truly believe in instinct. My mother always tell me to that i should listen to my instinct, because it is the one that will save me.

Judge with knowledge (logic)!

Instincts, impulses, feelings can let you down pretty reliably...

If you take your gut over a clear map, you're sure to get lost.

If you're talking about something like having inhibitions over something you don't know is good or bad...that I would trust it and wait till you know better.

My instict told me that I could write blogs about legitimate online biz, The only problem is it's difficult to find something to write about a legitimate internet biz because of so many scam business. I don't want to write something that isn't fare.

Yeah I agree with almost all the post here because I believe that trusting on own instincts leads a3man all the way towards success, especially when it comes to any kind of business, which is primarily idea-based like ours.

In the end all you have is simply your instincts and your "hunch", without it success is very hard to get.

Welcome to world of being a landlord. you know it could had been other way around, you may have ready had good vibes about the person and still got screwed. This is what being in business is all taking chances for success.

They say first instinct is right, I do trust my instincts but when it comes to business I guess its a different matter.
